Under the direction of the Assistant Manager Utilities & Elevator Services, the incumbent is responsible for the safe and economical operation and maintenance of all Utilities equipment and associated services for all buildings on the UTM campus. The incumbent is also responsible to the Chief Operating Engineer for the operation of the Central Utilities Plant.
Typical Duties
The following illustrative tasks indicate the level of skill required and the extent of responsibility involved in this job; they in no way limit the incumbent to the tasks indicated:
- Regular rounds of mechanical equipment and Utilities services such as: checking equipment temperatures and pressures, conducting water chemical treatment tests, changing filters, regenerating softeners and de-alkalized water equipment, etc.;
- Performance of running maintenance and minor repair, i.e. including packing of glands, changing of belts, strip down and minor repair to equipment including valves, steam traps, pressure reducing stations, control valves and other similar equipment. Providing emergency repairs to laboratory, classrooms and environmental rooms;
- Providing accurate details of routine monthly surveys and meter readings of equipment and facilities;
- Carrying out assigned inspection and preventative maintenance of all equipment, as per preventative maintenance work orders (i.e., Service Now);
- Keeping close check on the proper operation of all equipment in buildings under the Building Management System;
- Answering and responding promptly to all trouble calls or alarms during off-hours and weekend shifts;
- Responding to calls from Campus Safety to correct emergency situations and problems on off shifts, weekends, and after hours;
- Obtaining assistance from outside contractors and other engineers as the situation dictates during off hours and weekends; assisting outside contractors when work is performed during shift;
- Coordinating shut down work required for repairing or restoring service with outside contractors;
- Maintaining daily log sheets on operating equipment, recording important breakdowns, malfunctions and events that occur during the shift;
- Operation and testing of fire alarm system sprinkler system, fire pumps and emergency lighting;
- Maintaining adequate inventory of chemicals and spare parts;
- Advising the Assistant Manager or Lead Hands about problems which are considered to be outside of his/her scope of operation.
Qualifications
Education: High School graduate or equivalent combination of education and experience plus a Third (3rd) Class Operating Engineer Certification valid in the Province of Ontario. Building Environmental Systems Certificate an asset.
Experience: Minimum of three (3) years' experience as an operating engineer. Must have a good working knowledge of the operation and maintenance of mechanical equipment, including refrigeration, heating (e.g. boilers) and air handling systems, and ability to comprehend and apply environmental control principles. Must have: basic electrical knowledge and trouble-shooting skills, basic proficiency in standard office computer applications (e.g. Microsoft Word, Excel, Windows OS) and familiarity with computerized Building Automation Systems or other computerized control systems.
Other: Must have: good diagnostic and record keeping skills, the ability to communicate effectively (both orally and written), strong customer service skills and the ability to work collaboratively with others.
Hours of Work: The successful candidate will mostly carry out duties on a day shift, Monday to Friday, from 7:30 AM to 4:00 PM, with possible coverage for afternoon and /or night shifts on weekdays and/or weekends.
